HOW MUCH ARE THE ELK SPRINGS HOA DUES AND WHEN ARE THEY BILLED?

The Elk Springs HOA 2024 annual dues assessment is $1730 which is billed in two equal semiannual installments on January 1st and July 1st of each year. The installments are then due and payable before February 1st and August 1st, respectively. Late fees and interest are then applied 10 days after that. 

Special assessments or other charges may be assessed or made from time to time by the Association in accordance with the HOA’s governing documents and are due and payable as provided by the Board in making such assessment.

IS THERE A DIRECTORY OF RESIDENTS IN ELK SPRINGS?

Yes, a directory of Elk Springs residents has been compiled and includes those residents who have given permission to be included in the directory. It is a resource to stay in touch with your neighbors, and helps to promote a feeling of community throughout Elk Springs.  This directory is to be used for social purposes for your select group to a boarder group within Elk Springs. It is not to be used as a resource for personal gain. 

 

The directory will be made available and updated periodically based on the volume of new entries. If you are a lot or homeowner in Elk Springs and would like a copy of the directory, contact Integrated Mountain Management at (970) 945-7653, and it will be e-mailed to you.

Due to privacy issues, the directory is not included on this website. Please complete the form here, and email it to bob.johnson@integratedmtn.com to be included on emails for this group.

HOW CAN I GET TO KNOW MY NEIGHBORS? IS THERE A SOCIAL GROUP?

Yes, ESHOA has a Welcoming and Social Group that is here to provide a warm welcome to the newest members of the subdivision and make available the essential information needed in order to make your transition into the community go as smoothly as possible. In addition this group spearheads the organizing of social events that occur within the Elk Springs Community, to which all members are invited.

WHO DO I CONTACT REGARDING TRASH AND RECYCLING PICK-UP IN ELK SPRINGS?

Trash and recycling services for Elk Springs is provided by V.I. P. Services.  New residents should contact V.I.P. at (970) 945-9228 to arrange billing for trash pick-up and recycling services, delivery of trash and recycling containers and information on allowable recyclable items.

Trash and recycling is collected every Tuesday after 7:00 a.m.  Your trash and recycling containers may be placed curbside no earlier than 6:00 a.m. on the day of collection and must be taken in no later than 8:00 p.m. on collection day.

Water service is provided by Elk Springs HOA:

Water service is provided by the Elk Springs HOA which owns the water rights necessary to provide water service to Elk Springs and the water facilities used to provide the water service. New residents should contact IMM at (970) 945-7653, to arrange for water service.

 

Water is billed semiannually and is due on May 1st and November 1st of each year. The new rates for 2024 are as follows:

  • Active Water User                 $298.90 semi-annual payment

  • Standby Water Charge         $149.45 semi-annual payment

Supplemental water charges are billed monthly at $4.68 per thousand gallons in excess of 15,000 gallons per month.

WHO IS RESPONSIBLE FOR SNOW PLOWING THE COMMON ROADS WITHIN ELK SPRINGS?

The Board of Directors annually enters into a contract for the provision of snow plowing services to Elk Springs.  The current contract states that the roads are to be plowed when there is a 3-inch snowfall and begins at 6:00 a.m. and continues until all the roads are clear.  Packed snow and ruts will occur from cars and trucks constantly driving on the roads.  All residents are reminded to slow down, especially on hills, and take extra precaution when driving.

WHO PROVIDES FOR SNOW PLOWING OF MY INDIVIDUAL DRIVEWAY?

Snow removal on individual driveways is the responsibility of each homeowner.

HOW DO I RECEIVE MY MAIL AND NEWSPAPER DELIVERIES?

Mail and newspapers are delivered to the central mail and newspaper facility located near the front gate. New residents are required to visit the United States Postal Service (USPS) facility at 113 9th Street in Glenwood Springs to update the USPS record book for mail delivery and obtain a key for the mail box. You will need to show proof of residency. 

 

For a newly built home you’ll need to show your Certificate of Occupancy (CO) . It will probably take several weeks to get a mail box number and key.  Your actual mailing address will be your street number and physical location, not the mail box number. 

Newspapers are delivered by the respective newspaper carrier and placed in slots at the end of the central mail/newspaper facility.  Residents who have subscribed for newspaper delivery are encouraged to label their slot in order to assist the carrier in the placement of the newspaper.

I AM A NEW RESIDENT AND WOULD LIKE TO BE INCLUDED IN MEMBER COMMUNICATIONS AND HOA NOTICES. HOW DO I UPDATE THE HOA’S INFORMATION?

Go to the Forms section under the Documents tab and complete the Member Information Form and return to the HOA at the address indicated on the Member Information Form.

HOW DO I GET A GATE OPENER AND ENTRANCE CODE FOR THE FRONT GATE AND HAVE MY NAME INCLUDED ON THE GATE DIRECTORY?

The gates are open between 7:00 a.m. and 7:00 p.m. Monday through Friday and 9:00 a.m. and 5:00 p.m. on Saturday. The gates are locked on Sunday & holidays. A sign is posted at the front gate instructing homeowners to contact Integrated Mountain Management at (970) 945-7653, if there are any problems with operating the gate. New residents who need a gate code, a gate opener and inclusion in the front gate directory should contact IMM at the same number. Gate openers can be purchased for $60 each from IMM. 

A camera is located at the front gate which can be used to investigate unauthorized access to Elk Springs. For the security and privacy of our community, homeowners should not give their code to contractors or others who desire entrance into Elk Springs.
